To focus solely on recent sales is a common mistake. Of course, recent sales will be a major consideration, but do not ignore these additional factors:
active listings
coming soon properties
withdrawn (didn’t sell) listings
recent sales just outside of the neighborhood
current economic conditions
trending economic conditions
time of the year.
In addition, the seller’s personal situation (financial, family, employment, etc.) should all be factored into setting the initial asking price.
PROPERTY LOCATION (minimal influence)
Location, location, location is a well-known saying because it is important. Location refers to the specific address and area, but it also refers to the neighborhood, the street within a neighborhood, and the lots adjacent to the property.
Is the neighborhood desirable?
Are schools close by?
Can you walk to shops and dining?
Is it a short or long drive to the grocery store?
Is it close to parks and shopping centers?
Are there public transportation options nearby?
As a seller, there are some things you can do to highlight the location, but generally, you will have minimal influence.
PROPERTY CONDITION (medium influence)
This refers to the quality and condition of updates within the home and the features.
Is the home updated or original?
How many bedrooms and bathrooms?
What is the curb appeal like?
Is there exterior space?
Do you have a garage, driveway, or street parking?
Are there additional or bonus rooms?
Is the room layout desirable?
Is there sufficient square footage?
Is it old or new construction?
Many considerations affect property condition, and it may or may not make sense to make some improvements before marketing the property, depending on the desired pricing strategy.
LISTING PRESENTATION (maximum influence)
This is where the highest degree of influence lies. Expertly assessing price, condition, and location, then employing and executing a superior marketing plan to introduce your home to the market with the proper timing and presentation, will maximize your probability of reaching your selling goals.
